Crawl Space Repair Photo Album: Millsboro, DE Crawlspace Encapsulation and Foundation Repair
Tom had recently purchased his home and was in the process of making some upgrades. One of the projects on his list was getting the crawlspace encapsulated. After doing some research online, Tom decided to call the trusted experts at DryZone to schedule a free inspection.
Our System Design Specialist, Derek, completed a thorough inspection of the crawlspace and found humidity levels over 69%, well above the recommended 55% benchmark. Derek also noticed that a couple of the floor joists had begun to sag, which was causing some bounce in the floors above. After the inspection, Derek went over his findings with Tom and recommended a solution to address both the moisture and structural concerns. Tom decided to move forward with the project.
The major components of the crawlspace encapsulation included CleanSpace, DrainageMatting, an EverLast Door, and a SaniDry Sedona dehumidifier. Controlling the humidity starts with separating the home from the moisture coming up from the earth below. Our crew first installed DrainageMatting before encapsulating the crawlspace with CleanSpace. CleanSpace is a heavy-duty, 20-mil liner designed for flexibility, puncture resistance, and added durability.
To keep the humidity under control moving forward, our crew installed a SaniDry Sedona dehumidifier. With a whopping 100-pint-per-day capacity and the ability to move over 300 cubic feet of dry air per minute throughout the crawlspace or basement, the Sedona is designed to keep humidity levels where they should be and help create a healthier environment below the home.
To address the sagging floor joists and bouncing floors, our crew also installed SmartJacks. SmartJacks are used to help lift and stabilize the existing beams and floor joists in the crawlspace, providing additional support to the floors above.

Existing Liner
The existing liner was very thin and had torn in multiple areas, leaving much of the crawlspace exposed. It also did not extend up the walls, which meant it was not providing an effective vapor barrier against moisture coming up from the ground.

The existing liner and any debris will be removed from the crawlspace to create a clean, even surface for the installation of the DrainageMatting and CleanSpace.
Existing Piers
As you can see in this photo, the existing piers supporting the floor consisted of little more than a few stacked bricks. This is where the SmartJacks come in, providing the proper support needed to stabilize the floor system above.

SmartJacks were installed beneath the existing floor support system, which had begun to sag. The SmartJacks help lift and stabilize the floor, providing the additional support needed for the structure above.
