The homeowner called DryZone and explained that there were cracks and gaps between the crown molding and the ceiling. DryZone installed 6 SmartJack crawl space support posts in key areas to stabilize the sagging floor. The old 4x4 lumber was no longer effective, but luckily the SmartJacks are adjustable and quite sturdy.

Foundation Repair in Dover, DE Basement

After purchasing this home, this homeowner noticed their kitchen floor had significant sagging. They were unsure what to do as the next steps because they had a full basement underneath the kitchen. DryZone's design specialist heard the concern and planned a perfect solution for these homeowners. DryZone installed a strong support brace underneath the kitchen with a steel I-Beam to stabilize and strengthen the floor.

Basement in Need of Waterproofing in Dover, DE

Basements can allow a lot of water to come in year round. Not only did rain water compromise these basement walls, but ground water would come up and cause even further water damage. DryZone scheduled a free estimate with the homeowner and designed a proper drainage system to efficiently remove water from the basement. CleanSpace on the walls guides water into a trench drain around the base, then the water leads into a sump pump that discharges outside of the home completely! To finish this project, DryZone installed a SaniDry Sedona dehumidifier to control the humidity.

Too Wet of a Crawlspace Creates Mold For This Dover, DE Family

Drooping insulation, mold on wood, and moisture in this crawlspace made for some bad news for this couple. After a call to DryZone, they were reassured that fixing the problem now, the right way, would be the best to protect their home from the damages of water and moisture.

The good news for this family is that we CAN fix it! After their inspection, the family and DryZone teamed up to create the best plan of action to keep the crawlspace controlled.

First we removed all the batt insulation that was soaking wet from moisture. We then installed CleanSpace crawlspace liner, a SaniDry Sedona dehumidifier and a condensate pump to keep the water out of the crawlspace for good. To control the space even more, we installed an EverLast crawlspace door and blocked all the crawlspace vents from the inside.

This family can now rest easy knowing that their home is protected the RIGHT WAY, with DryZone!

From Cars to Clean Space in the Crawl Space in Dover, DE

This crawl space was negatively impacting this home. The crawl space was completely unconditioned. This always hurts a home due to the stack effect, all of that poorly tempered and unhealthy air rising up into your home. In this case, that is even more impactful because the crawl space had an open entrance to the basement. The toy cars that our inspectors found on the free inspection of the home was evidence that this space had a LARGE impact on the family's lives and health. The dots in the initial pictures are the reflections of the water droplets in the air caused by the extreme high humidity that this crawl space had. CleanSpace with drainage matting was installed in this home along with SilverGlo foam which blocked the inside of the vents and made a huge difference for these homeowners!

Basement Repair at Governor's Mansion Guest House

DryZone was approached by Manny Carrar concerning the Governor’s Mansion Guest House, also known as Hall House regarding a water leakage issue in the basement of the mansion. This home was built in 1790 and has been a historic figure in the capital of Delaware ever since. Through our previous government projects, the Hall House heard about our professional waterproofing work and decided to give us a call. We have worked with companies such as Paradise Grill, Assawoman Canal Bridge, Johnson Victrola Museum, and more. DryZone came out to the property to take a look at the problem and discovered there was more than one issue regarding the basement. Water leakage from the basement walls was not the only issue but we also found unleveled flooring throughout the basement. DryZone had to come up with a solution to dry the basement and keep the floor leveled while keeping the historic integrity of the Victorian mansion.

DryZone specializes in many products but the specific ones we used for this project was TrenchDrain, TripleSafe Sump Pump, and IceGuard. When deciding on which drainage system to use, DryZone chose TrenchDrain to maintain the historic integrity of the home.  Also, the homeowner wanted a product that would not stick up out of the ground but instead stay at ground level. TrenchDrain goes into the floor and levels out with the rest of the ground while allowing water to flow straight into the drain. The TrenchDrain sits in a TrenchLock with little cups and balls that seal air from the ground. When water flows in, the balls float up and let the water down, and then reseat when it’s over. From there, the water will go into the pipes which flows through the TripeSump Pump. Lastly, the IceGuard was installed to the outside of the home for the water to flow out of the basement. The major benefit of the IceGuard is that water can only flow outside of the basement and cannot come back into the home.

DryZone is glad that Manny Carrar called us when he did because we were able to solve the problem with their basement immediately and effectively. Now downtown Dover has a safe Governor’s Mansion Guest House and water damage is no longer an issue.

PolyLevel Slab in Dover!

This home in Dover had a slab that was in need of lift. When a slab settles especially around the house. It can cause major problems for the homeowner. Water can be directed towards the home and can cause foundation issues, crawl space or basement water seepage, and further settlement of the soil around the house. A innovative fix to this is using the PolyLevel Injection Foam. This way the homeowner didn’t have to rip up the slab and cause little disturbance or inconvenience to the homeowner.

Homeowner's Sidewalk was a Tripping Hazzard

This homeowner's sidewalk was dangerous and hard to navigate. When dealing with settling of this nature, the typical response is to either rip up the concrete and replace or to use mud jacking to raise the slab. Ripping up the concrete and be costly and can still have settling down the road. As well it takes time for the concrete to cure and the pathway wouldn't be passable for some time. This is a huge inconvenience for the homeowner. Mud jacking is an old approach to leveling concrete that that is not always reliable and causing a huge mess and clean up. This involves drilling a hole into the concrete and pouring more concrete under the slab.

Rather then using these two approaches, the homeowners chose to use PolyLevel. This is an innovative way for DryZone to lift and level the concrete. Using a 2 part compound, we drill a small, dime sized holes in to the concrete, inject the PolyLevel compound and slowly raise the slab to the desired level. This takes a matter of minutes and is ready for traffic within 15 minutes of curing. Josh Richmond our PolyLevel foreman was able to successfully raise the slabs and create a safe walking area for the homeowners.

PolyLevel injection has so many uses. Similar would be the application used to raise 300 feet of busy Route 1 highway near Middletown and Dover.
