Water in a Crawl Space in St. Michaels

This homeowner in St. Michaels recently purchased their home and discovered that over a foot of water in their crawl space. They had used DryZone in the past, so they knew where to turn. The right move for this homeowner was to encapsulate the stone floor crawl space with CleanSpace and install a new SmartSump. As well to make sure their home was dry and safe they installed a Turtl.

CleanSpace Crawl Space

This homeowner contacted DryZone knowing that they had an issue with their crawl space. Years of moisture in the crawl space had caused the insulation to fall. What thy didn’t know was the extent the damage the moisture had on their crawl space. The inspection took place in October, a month with relatively low humidity, In their crawl space the humidity levels were over 70. This is a perfect breeding ground for mold and is the reason their insulation was falling. Going into the winter months, the failing insulation on their floor would have provided little warmth an comfort and could cause higher heating bills. This homeowner knew they needed to take action and make a change. Instead of keeping the existing insulation or putting up new fiberglass insulation, the homeowner made the switch to SilverGlo insulation. This will keep the crawl space at the same temperature as the inside of the house - without heating or cooling the crawlspace. It will also make sure heat doesn’t leave the home through the floors. These homeowner also encapsulated their crawl space with CleanSpace - keeping it dry and clean for years to come. They also knew that they needed to replace their old sump pump with a new SmartSump and IceGuard.

Beautiful Home Needs a Beautiful Crawl Space

This homeowner called DryZone because he believed that the two sump pumps in his crawl space weren’t draining properly. As well he was concerned about the insulation. During our inspection we noticed some pretty surprising issues. The homeowner was right about the insulation! They needed to have all of it removed, due to mold. As well the homeowners need to have their vents blocked and sealed with the addition of an EverLast Door to prevent any more critters from making their crawl space a home. Another issue that was detected was that their sump pumps were just buckets with a small pump inside. In order to correct this major mistake the homeowners opted for the TripleSafe Sump Pump. This will keep their crawlspace dry ALL THE TIME. Encapsulating their crawl space and creating a dry environment that will make sure their home is safe and healthy for years and years to come!

Wood Rot and Your Home

Wood Rot is caused by fungus which develops in damp spaces like a crawl space. If your crawl space has moisture, then that is most likely the source of you wood rot. Wood rot is not something that you should try to fix on your own. Fixing a crawl space moisture problem involves professional grade solution, and isn’t something that should be tackled as a weekend project. Filling wood rot with epoxy isn’t going to fix the real problem - you need to address the crawl space moisture problem too. The best solution to fix wood rot in your home is to install a CleanSpace vapor barrier and SaniDry Dehumidifier. This way the crawl space will dry out. Then you can sister the wood that is damaged with clean, dry wood and install SmartJacks to support failing floor joist.

Sealing Cracks Yourself Isn't All That It Seems

Some homeowners try anything to save money, at least one time! But opting to purchase do-it-yourself sealants from a local hardware store and attempting your best effort to seal concrete joints yourself may give you more problems in the long run. These purchased sealants are urethane-based and do not hold up well to UV rays (sunlight) and temperature changes. They actually break down causing it to become inflexible and brittle over time. With these bonds broken, these sealants no longer offer protection against water.

Another drawback to a DIY approach is related to installation methods. Proper sealant application requires deep cleaning to remove all substances from the joints, grinding the joint edges, and finishing. These steps require experience and equipment that most homeowners do not have. The DIY results end up being messy, ineffective and rarely turn out as the homeowner planned.

Hiring a skilled professional with years of experience and expertise can save you time and money in the long run. Installation includes special preparation of joints, seams and cracks. Deep cleaning to remove debris, followed by grinding and filling where needed is done with special equipment most do not readily have.

Our team seals cracks and joints with a silicone-based sealant, which remains more pliable than traditional urethane-based caulking used in concrete joints. So the natural expansion and contraction of concrete during temperature changes won't break its bond. Our joint sealant is also resistant to UV rays, which results in no drying, cracking or bubbling.

So before you DIY, give us a try! You will not regret have DryZone protect and seal your cracks!

Concrete Coating near Claiborne, MD

This homeowner gave us a call to help refresh the pool area, patio and basketball court with our polyaspartic concrete floor coating.

Before the coating was started, we prepped the surface with an industrial grinder. After we prepped the surface, we filled in any cracks with NexusPro joint sealant. Then, the tinted base coat is applied to the concrete. We then aggresively coat the concrete with a vinyl flake, which comes in a variety of colors to choose from. After this is fully broadcast over the whole surface, we blow off any excess flake and disgard of what is not needed. We then apply a clear top coat which seals in all the flake.

Our concrete coating transforms outdoor spaces to look like new in no time! If you have an old concrete patio, walkway or even a basement that needs a lift, give us a call!

Prepping a Home for Future Generations in Easton, MD

Preparing a home for your family to live in is important. For this homeowner, she wanted to keep the home in great condition for her children and grandchildren to inherit in the future. When her daughter came to visit, she noticed a musty smell in some rooms coming from the crawl space. After taking a look, she noticed falling insulation and moisture staining the foundation. A DryZone inspector noticed a vapor barrier strewn haphazardly in the crawl space and knew the high moisture from groundwater caused the musty smells. With encapsulating the crawl space, DryZone also added a dehumidifier to control the environment and protect it from holding moisture in the air.

Crawl Space Encapsulation in Claiborne, MD

High humidity under this Claiborne, MD home began to attract dust mites and other insects. Soon, exterminator calls became a normal thing for this homeowner. After having conversations with friends, they learned insects thrive in moist areas, especially homes, and eat off floorboards. They knew they needed to properly seal away any gaps and lower humidity to make their crawl space less welcoming for pests. DryZone encapsulated the crawl space by sealing the space between the home and the foundation. Once these spaces were sealed, a dehumidifier was added to control the environment. Dust mites and spiders are a thing of the past for this tightly sealed crawl space.

Sherwood, MD Home gets Improved Drainage

This home had a reputation for holding puddles of water even when it was not raining. When the homeowner went into the crawl space to do some maintenance, they noticed more groundwater than normal. After meeting with a DryZone representative, he learned his crawl space was in dire need of a drainage system to capture groundwater and lead it to a sump pump rather than collect it in puddles.

Microbial Growth Free Crawl Space in McDaniel, MD

A routine HVAC maintenance appointment was scheduled for this McDaniel, MD home. After the appointment, the technician approached the homeowner and pointed out some concerning factors in the crawl space. One of the most concerning factors was some microbial growth on the floor joists. This shocking revelation made the homeowner wonder what else they had wrong in their home. The HVAC technician referred them to the experts at DryZone to control the moisture and make the crawl space an unpleasant place for this growth to happen. DryZone informed the homeowner that mold needs three things to grow; moisture, food, and oxygen. When you control the moisture in the air, you destroy a vital part of their life. After encapsulating this crawl space, the concern for microbial growth quickly became a thing of the past.

Concrete Crawl Space Flood in Bozman, MD

Crawl spaces are sometimes designed with concrete floors as a way to block out water vapor from the earth. However, if water gets into the crawl space from the foundation walls, it has nowhere to drain and ends up sitting on top of the concrete floors. When water sits, it affects the moisture in the air, and eventually weakens floorboards. Eventually, flooding crawl spaces cause microbial growth on the foundation blocks and floorboards. For this homeowner, he noticed water stains and efflorescence on his foundation walls, and standing water lasted weeks after any rain had fallen. He knew he needed a drainage system to pump water out of the crawl space instead of holding it. DryZone helped improve drainage by installing a trench drain around the perimeter of the crawl space. After this, DryZone installed a strong sump pump to remove rainwater and groundwater instead of allowing it to flood.

Lowering the Humidity in a Cordova, MD Basement

This Cordova, MD basement had so much humidity, storing items was almost impossible. Over time, filing cabinets rusted, papers wrinkled, and boxes ripped. If this homeowner wanted to store anything, he had to make sure it was "waterproof" first. Because this homeowner wanted to use the basement for storage, he knew he had to solve the moisture problem first. DryZone suggested a SaniDry dehumidifier to keep the air dry in the basement. Now this homeowner can store anything without worrying about water damage!

No More Musty Smells in this Oxford, MD Home

After living in the home for almost 20 years, this homeowner started to notice a strange smell in his kitchen. The smell was not that noticeable all year, but whenever it rained the smell would grow stronger and stronger. When a visitor came to his home, they pointed out the smell to the homeowner, stating it could be coming from his crawl space. He decided to take a look and discovered some signs of microbial growth attached to his insulation. With the insulation also being wet to the touch, he was worried it would affect his floors over time. DryZone encapsulated this crawl space completely, sealing away the outside air. To control the environment and protect the floorboards, a SaniDry Sedona and TripleSafe sump pump were added.

Sealing a Concrete Sidewalk in St. Michaels, MD

Concrete sidewalks are more likely to sink when water gets underneath the slabs. Water washed underneath of these concrete slabs in St. Michaels, MD, and caused them to become uneven. Turtl Crawl Space Entry in Trappe, MD

To enter this Trappe, MD crawl space, the homeowner had a large door that covered a vent. However, this vent cover was not sealed completely and would leak cold air into the crawl space. After the cold air enters the crawl space, the floors of the home would be cold. To prevent cold floors, DryZone sealed the crawl space by adding a Turtle Crawl Space entry and spray foaming the sill plates. Now the homeowner has a smoother entry into the crawl space that has an air-tight seal.

Basement Crack Repair in Wye Mills, MD

With some water coming into the basement, this Wye Mills, MD home was in need of repairs. The homeowner was quick to pull away the wall insulation to reveal a large crack in the basement wall. With FlexSeal, The crack is repaired with a flexible sealant that moves when the foundation moves, keeping a secure hold on the foundation wall. Underneath the flexible sealant, a foam board is placed to catch any intruding water and guide it to a trench that is dug below. Now water will no longer make a large puddle in the basement!
