Large cracks in the basement wall are a sign that the wall is failing and could possibly cave in. A basement wall is mainly held in place by straight up and down pressure, so when that wall is straight it works. As soon as the wall starts to bow inward, it loses strength. Some walls take forever to get really bad, while other break and fall apart very quickly. There is no way of telling if the wall will ever fall in, but why take that chance? Getting it fixed now will save a lot of money in the long run. It also makes it easier to sell the home if you can pass on a huge warranty to the new owners.

SmartJacks in Chestertown

This home in Chestertown is located close to the Chester River. Known for being beautiful and pristine and also for the high moisture content in the soil. This older home was built with the open vent crawl space system with a dirt floor. Allowing the humid air to stay in the crawl space and moist air to rise from the ground. Over time this helps to create an environment for mold to grow and thrive and then causing the wood in the crawl space to rot. When you start to notice sagging floors then you know you already have problem. Eventually, the floors might even give way causing larger issues. The fix for this is to sister the joists or to replace with a new beam. Once we have added the new beam we will then support the new beam and the original floor with SmartJacks. Because they are not made of organic material mold will not break down the SmartJacks. The best protection that you can have against wood rot is to encapsulate your crawl space and then use a dehumidifier. This will ensure that mold will no longer grow in the crawl space.

PolyLevel Void Filling and Concrete Lifting

DryZone was contacted because they noticed the concrete slab that their HVAC units sat on was sinking towards the house. This was causing condensation and rain water to flow towards the house. The homeowners were worried that this might cause foundation issues for their home.

To avoid ripping up the concrete slab and replacing, they wanted to see if there was another option out there. DryZone answered the call and went out to visit the home. We made arrangements for our PolyLevel team to come out and fill and lift the slab. You can see in the pictures the end product of the lifted slab and the filled void.
